Finding a home loan that suits your situation means staying on top of the many changes to the home loan market so that you know what is available, what it costs, and how it works.
Or, talk to a mortgage broker who does all of this for you, explains what is available to you, how each aspect of the home loan process works, so that you can be comfortable in choosing and servicing a home loan.
Thanks to you all, especially Carol, for making my property purchase happen, I thank you once again for all your help and guidance through the maze of paperwork to enable Adriana and I to arrive at our final destination of Bassendean, WA, we couldn't have done it without you.
Mr and Mrs Mirks, Bassendean WA
Keeping in touch with a knowledgeable mortgage broker even before you apply for your home loan is just as important, as many aspects of your prospective home loan application may change while you are saving your deposit or looking for the right property, including your borrowing capacity, the deposit requirements of your loan, how much Lenders Mortgage Insurance you need to pay (if your deposit is less than 20 per cent) and even what types of home loans are available.
Carol has been a fantastic help right from the start; patiently explaining the home-buying process (we are first time buys in Australia), the possible pitfalls to look out for, and providing a selection of quotes to exactly suit our requirements. She has kept us informed of our progress, answered our concerns, and we are delighted to have formal approval for our mortgage within two days of receiving our funds from the UK. We couldn't be more satisfied with the service she has provided and will definitely use her again should the occasion arise. Thanks very much for all your help!

Mortgage and Finance Experience
I have been in banking for 42 years and have been a mortgage broker for the past 6 years. In 2012 I upgraded my qualifications from Certificate IV in Financial Services to a Diploma.
Carol was fantastic and presented all home loan options to us. We had a tricky loan portfolio but Carol ensured the whole process worked excellently. I highly recommend Carol as a mortgage broker. We will use her again, not like some other mortgage brokers I have used in the past.

Home Loan Tips for Clients in WA
Always discuss future plans fully with your mortgage broker as the details can be all important in achieving your long term goals. If your broker knows your financial goals they can advise you each step of the way.
Approaching the right lender in the first instance is all important as policy will vary greatly from one lender to another and whereas your application might not quite fit your current bank you may be an exact fit with another lender.
The Current Home Loan Market - Refinancing
I recommend to all my clients that we review their financial goals every 12 months as things change in everyone’s life. With competition so strong amongst lenders and policies changing all the time it is important to regularly review your options to maximize savings.
I just love saving people money and catch up with their progress in paying off their loans as quickly as possible. One recent client indicated he intended to treat his wife to a surprise holiday for two (no kids) with the savings achieved by negotiating a better rate with his current lender.
Got a Question? I Can Help
As part of my service I act as an intermediary for my clients between not only the bank or lender but also the real estate agent and solicitor as required. I understand how stressful buying property can be and can provide an additional point of contact to answer questions and provide information.
In this way, I'm able to provide peace of mind and that is so important. My aim is to make sure that my clients secure a great home finance package and that the deal is settled on time. The greatest compliment I can receive is a referral to your family and friends.
Why You Should Check Your Credit Report
Check your credit report at least six weeks prior to applying for a home loan in order to allow time to make updates in the event mistakes have been made or you need a credit repair agency to assist with the removal of adverse items. For example the late payment of a bill, even by just one day, can now be recorded on your credit report as a default. Ensuring your credit report is clean prior to application can be the difference between securing finance or not.
Be aware that some lenders may have internal credit scoring and that multiple enquiries for credit may impact on your chances of securing credit. You will also need to show your credit report to your mortgage broker, that way we can ensure that we position your home loan application with the appropriate lender.
Saving and Budgeting
With the changes to deposit requirements that lenders have been introducing over the past 12-18 months, for most people a good sized deposit is necessary to purchase property.
I am happy to work with you to develop a budget that will help you to get started on saving the deposit you need, and will keep regular contact with you so that you stay on track to achieve your property purchase goals. If you have a limited deposit I can also help you to fully explore the home loan options available to you.
Register your contact details with me today or refer a family member, friend or colleague to be eligible for a $100 gift voucher of your choice! I will guide you through the home loan process every step of the way.

Investment Property Loans in WA
The way you set up your investment loans can have a huge bearing on how you accumulate and manage investment properties, and of course the return you make from those investments.
A mortgage broker who takes the time to understand your specific investment property goals and strategy, can tailor your investment loan package to match, and is an essential component of successful property investment.
I recently had an investment client who was selling two properties. One property was due to settle on a particular day at 2.30pm. A breakdown in communication meant that the client was informed by the settlement agent just two days before settlement that the deal was going to be delayed for two weeks, which would have incurred penalty interest at a rate of 9% per day.
I worked through the information and discovered the cause of the problem, and was then able to have the deal escalated so that it became effective within a three day grace period, saving the client any penalty interest.
Carol Martin has just assisted us in finalising a loan for an investment property. From the initial meeting to the final approval, we found Carol to be informative, professional in her dealings and exceptionally accommodating in the level of service which she provides. We were not always able to meet during office hours and Carol had no hesitation in agreeing to see us after hours and also on the weekend. The circumstances of our loan necessitated a finance broker who was both flexible in their approach and able to think outside the square to deliver the right option - something which Carol achieved with aplomb! I would have no hesitation in using Carol's services in the future and would be delighted to recommend her to anyone thinking about sourcing finance in this highly competitive environment.
Home Loans for Challenging Situations
While many people have home loan requirements that are relatively straight forward (even if it doesn't feel like it to you!), there are equally many people whose situation may be a little more out of the ordinary.
If this is you, don't worry, I love a challenge and, even more, I love to make sure the home loan you end up with is just as cost-effective as if your situation was the easiest it could be and that the process is just as smooth.
Recently, a client of mine with an investment property in Victoria wanted to use this property as security to purchase a home to live in, in Western Australia. What's more, the investment property was a rural property, which in many cases may not be accepted by lenders as security.
However, I knew a lender who was willing to consider rural properties as security, and was happy to work with a property located interstate as well. My client was able to complete his purchase without a hitch.
Home Loans and Relationship Break-Ups
Your home loan may be the last thing you want to deal with when you break up with your partner but the unfortunate reality is that your finances are one of the most important things to focus on.
Whether you are newly separated or are some way down the track, it pays to get expert advice. And while we may not like to think about it, sometimes when a relationship goes sour you may experience financial difficulties through no fault of your own.

Carol was absolutely fantastic, amazing… she really went the extra mile for me. She also arranged quotes on my insurance saving me an extra $50 per month.

Carol’s service has been excellent. Thanks for arranging a quote for Landlord's insurance and the complementary tax depreciation schedule review.
