First Home Buyers

The NSW Central Coast is a fantastic location for first home buyers and I specialise in this market. My aim is to make this a smooth process for you with as little stress as possible. Generally the process of buying your first home can be extremely daunting - this is when you need a mortgage broker who will look after you and take the time to explain the pros and cons of buying, what the home loan process is and what happens when you find a home.

Being a first home buyer, you are well placed to take advantage of a number of government initiatives aimed in assisting you to purchase a home including the First Home Owners Grant of $7000 (up to a purchase price of $750K in NSW ) and stamp duty waivers or discounts.I will take care of the application for the Grant and stamp duty concessions, as well as all the other paperwork that is required to get you into your first home.

Self-employed borrowers

Low documentation loans, more commonly referred to as low doc loans, are particularly suited to self-employed borrowers. A low doc loan allows you as a self-employed business owner to self-certify your income without the requirement of providing up-to-date tax returns. This enables you to borrow with a minimum of documentation. There is an active market for low doc loans and pricing on interest rates and features is competitive. It should be noted that even PAYG borrowers now have access to low doc loans.

Reverse mortgages

Reverse mortgages are becoming increasingly popular for retirees who have a large amount of equity in their family home and who want to utilise this equity to improve lifestyle in their retirement years - maybe to take that overseas holiday or buy that Campervan. I am authorised by SEQUAL to explain to you exactly how a reverse mortgage will work. Be aware, there is a minimum age restriction of 63 years of age for the reverse mortgage products that I can offer.

Deposit bonds

When purchasing property either by private treaty or at auction you are required to place a 10% deposit when the contract exchanges. Maybe you may not have the 10% deposit, for example, you may be borrowing 95%. In cases like these a deposit bond can help. A deposit bond is an insurance policy - the bond is an alternative to a cash deposit.

I am authorised to issue deposit bonds on the spot on behalf of Deposit Power to eligible clients. I will liaise with your conveyancer /solicitor to ensure they receive the deposit bond within 30 minutes of processing your deposit bond application to secure your property.

Home loan pre-approval

A home loan pre-approval will provide you with the security that your loan is approved subject to generally standard conditions, before you even find a house or apartment to purchase. Your pre-approval will put you in a strong position to either bid at an auction or negotiate with a vendor. Most pre-approvals are valid for a period of 90 days. You would be disappointed to find your dream home only to find out that you can't borrow the money to purchase it - so let me take away the possibility of such a situation by applying for your home loan pre-approval today.

Mortgage protection insurance

When you take out a mortgage for your home and investment property, you should consider protecting the payment of the mortgage on that property. A mortgage protection plan is a simple and affordable way for you to have this need met. For every home that is lost to fire there are four homes lost due to death and 48 homes lost due to disability. I can put a policy in place for you to help protect you against such losses and offer you the first three months at no cost. During this three-month period you can decide whether to keep this insurance in place or to review your insurance needs with a financial planner

Credit impaired loans

Typically, home loans the credit-impaired are for clients who have or are experiencing some form of financial distress, whether it is mortgage arrears, business failure, or even if business partners have taken the money and run. What I find most clients need is an easy, quick, short-term solution to get them back on their feet and eventually back into a mainstream lender, and I specialise in finding suitable solutions to help achieve this in the shortest timeframe possible.

Bridging loans

Bridging loans are a way for you to buy a new property without having to sell your current property first. By considering a bridging loan, you can be in a position to act straight away when you see the right property. I work with lenders who specialise in bridging loans and as long as you understand the ins and outs, it can be a very good loan to take advantage of.
