I have 12 years' experience as a mortgage broker, working in the Eastern Suburbs', I am also a Justice of the Peace and a Qualified Financial Planner. First Home Buyers

First home buyers fall into all categories from big deposits to no deposit at all. It doesn't matter whether you need to borrow up to 100% of the purchase price, have a 3% deposit, a 50% deposit or are able to use your parents property as security, I have assisted people to secure great loans with great interest rates. I also explain the borrowing process, help you work out your borrowing capacity, discuss the pros and cons of fixed and variable rate loans, and help you apply for your First Home Owners Grant. I have even assisted first home buyers to save money on their Lenders Mortgage Insurance.

Property Investors

I used to be a real estate agent specialising is selling investment properties. I have existing clients who have in excess of 30 investment properties each and who are constantly buying and selling. I understand how to structure your investment finance to maximise your negative gearing benefits, protect your cashflow and provide a safety net. A lot of the success I have had with my property investor clients is because I understand the risks and try and manage them with appropriate finance packages. Generally property investor clients have large loan amounts and I have had a lot of success in negotiating good rates and features on behalf of my clients.

Consolidation Loans

One of the first things I look at when meeting with clients is how can we streamline their finances and simplify the loans they have. There are two common scenarios I come across. The first one is purchasers who are looking for a home loan, but also have a credit card and/or personal loans. I find ways to finance them all into the one loan, reducing the interest and making the debt easier to keep track of. The other scenario is where clients are existing home owners and have multiple other finance facilities. This can be difficult to manage, so I help clients understand their options regarding consolidation.

Low Document Loans/ Self-employed

I have been self-employed for 8 years now I understand the perception that finance can be hard to obtain for self-employed people. That is why low document loans are so popular with lenders - they can alleviate the need for onerous supporting documents like tax returns and company financials. I have been able to secure low documentation loans with competitive interest rates for clients through a simple declaration and use of existing property as security. The current market uncertainty arising from the US sub-prime market problems may have made this a slightly more challenging but I am still seeing good results for clients in this situation.

Credit Impaired Loans

Typically these types of loans are for clients in some form of distress, whether it is mortgage arrears, business failure, or even if business partners have taken the money and run. What I find most clients need is an easy, quick, short-term solution to get them back on their feet and eventually back into a mainstream lender. I have been able to assist by negotiating lower fees and interest rates, organising private mortgages and stopping lenders selling the property to reclaim money.

Bridging Loans

Bridging Loans are a way for you buy a new property without having to sell your current property first. By considering a bridging loan, you can be in a position to act straight away. I work with lenders who specialise in bridging loans and as long as you understand the ins and outs, it can be a very good loan to take advantage of. I can also help you if you are: on probation; require commercial, construction or company lending; or have a complex loan situation.

I am an authorised Justice of the Peace, and I also hold a Diploma of Financial Services in both Financial Planning and Finance/Mortgage Broking Management. I have also recently completed an Advanced Diploma of Financial Services in Financial Planning.
