Smart moves by Australian expats purchasing investment property

Recently I arranged an investment property loan for an expat Australian living in London. Because he was returning to Australia, an investment loan was created with the flexibility to purchase an owner occupied home at a later date. Loan repayments were structured as interest only to minimise cash flow and provide a tax benefit. He also had an adjoining offset account so that on his return to Australia, he will be able to use this cash holding towards the purchase of his final objective - an owner occupied home. (This will of course reduce the non deductible home loan debt and the investment property loan will be retained and this loan will be fully tax deductible.)

Self employed - get a broker who can read financials

Self employed clients are often frustrated by the local bank manager or finance broker who do not understand company and trust structures and/or how to read financial statements. In a world where borrowers are trying to maximise their borrowing capacity or structure loans that are cost and tax effective, it is critical that the self employed and their accountants work with an experienced mortgage broker.

If your broker can read financial statements, it can potentially save you thousands of dollars in fees and also get you a better interest rate. In a recent case of mine, a self employed client saw their Bank who advised a maximum loan of $500,000. The client spoke to another Bank who advised they can lend $612,000 but as a low documentation loan. The client didn't want a low documentation loan. I was able to intervene and arrange a standard loan of $612,000 on the back of the client�s tax returns and financial statements because he understood the information that the Bank requires and explained this to the bank. By providing financial records to the Bank, the client obtained a lower interest rate and saved about $4,000 in mortgage insurance and $750 in Bank set up fees. In this case, a portion of the moneys was used for business purposes. The client was also able to source this business loan at residential home loan rates and fees because I knew which bank offered this type of loan product.

Cash flow lending - debtor finance

Do you have good cash flow, but perhaps not enough bricks and mortar to offer as security to borrow? Cash flow lending may be an option for you. A great example of how this works is a client of mine who I organised loans of $3,000,000 to provide cash flow to purchase stock and fund working capital. The client is an importer and wholesaler of clothing. A major Bank lend $2,000,000 to meet the cash flow requirements between the date when stock is purchased and when their customer paid the respective account.

An additional facility of $1,000,000 was established as a commercial bank bill facility. The purpose of this loan was to provide additional cash flow on a needs basis. The facility was set up on the basis that if it was not used it would not cost the client any interest or fee. This facility is secured by the equity that the directors had in their respective residential homes.

Establishing this loan facility of $3,000,000 was on the back of the directors� extensive industry experience, a strong business plan, a debtors listing with a good spread of strong customers, preparation of a cash flow budget supported by strong assumptions and an experienced mortgage broker who understood how to represent this information to the Bank and negotiate favourable loan terms.

Too often accountants become aware of their client's borrowings after the event. I am a qualified accountant who for the last 11 years has worked in the finance industry so I truly understand the importance of both roles. I work closely with many accounting firms and their clients. With my client's permission, I always ensure their accountant is fully informed of the process and proposed loan structure. The accountant is the person who understands his client's financial objectives far better than the local bank manager or mortgage broker.

For good measure, both the bank and my side threw in several moving goal posts, time pressure over the Christmas period and property valuations which didn't quite meet expectations, but none of this lost us Grant's focus, or the deal. We've now got the opportunity of a lifetime to prove to ourselves and our stakeholders that the grief in getting the deal done was worth it.
