Mortgage Broker Port Melbourne, South Melbourne, Docklands
Elite Performer 2008 - 2009
As a qualified accountant with over 12 years experience in the finance industry, I understand the questions being asked by small business owners and property investors. Too often mainstream banks focus on price or the interest rate but do not listen to the customer's broader needs. As a mortgage broker I focus on what my clients want and deliver a solution. Each one of my clients has a different financial, cash flow and taxation position so it is very important to listen and structure a solution to meet each individual circumstance.
A home loan is often treated like a commodity where one loan is compared to another loan solely on price (the interest rate). Purchasing a home or an investment property is the biggest financial decision most people make. It is therefore very important to work with a mortgage broker who will identify what is right for your circumstance both today and in the future and then look at the products that will deliver the required result. The market changes every day with new products and offerings so we make sure our customers are given the best options every time. Being a qualified accountant I also have the ability to structure loans tax effectively and will communicate with your accountant who understands your financial objectives and tax position.
In the last few years my clients have been located throughout Australia as well as New York, Michigan, London and Dubai to name a few locations. These clients are all expats working and living overseas who are purchasing property in Australia for their return or simply as a long term investment strategy. It is critical that the respective loan is structured tax effectively. As a qualified accountant I have extensive experience in this specialised area of finance and will communicate with your accountant to deliver the right solution.
In 2008 I was nominated as one of three finalists by the Mortgage Finance Association of Australia (MFAA) for the Mortgage Broker of the Year. As a broker I have always worked hard to be a true professional for my clients and provide an exceptional level of service. Knowing that the industry has recognised my success is very satisfying.
Phil Naylor, CEO of the MFAA said "The MFAA Awards are the most prestigious awards in the industry, held each year to recognise members who demonstrate exceptional practice in the mortgage and finance industry. We want borrowers to have confidence that they are dealing with the best operators in the industry when they work with an MFAA member. We strive for excellence and acknowledging the best of the best is what the Awards are all about."
Recently I arranged an investment property loan for an expat Australian living in London. Because he was returning to Australia, an investment loan was created with the flexibility to purchase an owner occupied home at a later date. Loan repayments were structured as interest only to minimise cash flow and provide a tax benefit. He also had an adjoining offset account so that on his return to Australia, he will be able to use this cash holding towards the purchase of his final objective - an owner occupied home. (This will of course reduce the non deductible home loan debt and the investment property loan will be retained and this loan will be fully tax deductible.)
If you know you are going off shore to work, consider speaking to your accountant and financial adviser before leaving - and put in place structures that will work effectively for your future. Then call me and I will help you organise your finance!
I currently live in London and recently purchased an investment property in Melbourne. With Grant Rheuben and Arriahne Worthy's help, I found the financing process much easier than I had anticipated. Arriahne was very responsive and Grant, extremely helpful in guiding me through the process, answering numerous questions, sourcing the financing that I needed and putting me in touch with the various contacts that he had. Both Arriahne and Grant were always willing to accommodate the different timezones between Melbourne and London and ensured that documents reached me in time for settlement. I would recommend them for prospective buyers.
Self employed clients are often frustrated by the local bank manager or finance broker who do not understand company and trust structures and/or how to read financial statements. In a world where borrowers are trying to maximise their borrowing capacity or structure loans that are cost and tax effective, it is critical that the self employed and their accountants work with an experienced mortgage broker.
If your broker can read financial statements, it can potentially save you thousands of dollars in fees and also get you a better interest rate. In a recent case of mine, a self employed client saw their Bank who advised a maximum loan of $500,000. The client spoke to another Bank who advised they can lend $612,000 but as a low documentation loan. The client didn't want a low documentation loan. I was able to intervene and arrange a standard loan of $612,000 on the back of the clients tax returns and financial statements because he understood the information that the Bank requires and explained this to the bank. By providing financial records to the Bank, the client obtained a lower interest rate and saved about $4,000 in mortgage insurance and $750 in Bank set up fees. In this case, a portion of the moneys was used for business purposes. The client was also able to source this business loan at residential home loan rates and fees because I knew which bank offered this type of loan product.
Do you have good cash flow, but perhaps not enough bricks and mortar to offer as security to borrow? Cash flow lending may be an option for you. A great example of how this works is a client of mine who I organised loans of $3,000,000 to provide cash flow to purchase stock and fund working capital. The client is an importer and wholesaler of clothing. A major Bank lend $2,000,000 to meet the cash flow requirements between the date when stock is purchased and when their customer paid the respective account.
An additional facility of $1,000,000 was established as a commercial bank bill facility. The purpose of this loan was to provide additional cash flow on a needs basis. The facility was set up on the basis that if it was not used it would not cost the client any interest or fee. This facility is secured by the equity that the directors had in their respective residential homes.
Establishing this loan facility of $3,000,000 was on the back of the directors extensive industry experience, a strong business plan, a debtors listing with a good spread of strong customers, preparation of a cash flow budget supported by strong assumptions and an experienced mortgage broker who understood how to represent this information to the Bank and negotiate favourable loan terms.
Too often accountants become aware of their client's borrowings after the event. I am a qualified accountant who for the last 11 years has worked in the finance industry so I truly understand the importance of both roles. I work closely with many accounting firms and their clients. With my client's permission, I always ensure their accountant is fully informed of the process and proposed loan structure. The accountant is the person who understands his client's financial objectives far better than the local bank manager or mortgage broker.
If you are searching for a property to buy or considering the sale of your home we provide a free report from RP Data to better equip you with knowledge about the property market, from giving you insights into the value of your own home, to giving you detailed information about properties listed for sale or recently sold.
With a background in accounting and business lending, I understand the information and detail that Banks require and how this information needs to be represented to ensure your loan is approved on the most favourable terms. I can read and analyse financial statements and cash flow projections and through my extensive experience can assist you with any form of commercial and business finance including:
- Commercial property finance
- Business loans
- Purchase of a business
- Property development
- Equipment and vehicle finance
Consider whether your current loans are the best structure for your business; whether the bank or lender holds the right mix of security or too much security; and have you recently reviewed your commercial property and business loans to ensure the interest rate and fees are competitive?
Grant's credibility with the banks enabled us to achieve the otherwise impossible, in funding the purchase of our business. He took on a complex scenario involving multiple parties, which the banks would laugh off if we'd approached them direct and got them to agree to funding. For good measure, both the bank and my side threw in several moving goal posts, time pressure over the Christmas period and property valuations which didn't quite meet expectations, but none of this lost us Grant's focus, or the deal. We've now got the opportunity of a lifetime to prove to ourselves and our stakeholders that the grief in getting the deal done was worth it.

As a buyer advocate you need to refer to brokers who can show your clients all their options, deal with them ethically and in a timely manner and finally get the job done. At all levels and with all different types of clients I have found Grant Rheuben first rate on all these fronts. He takes the time to explain to clients what their alternatives are in a way they can understand and they have all seemed most appreciative of his professional and wide ranging service. I say this most genuinely as we are not paid to refer. Grant is one of the most ethical and knowledgeable brokers going round. I would recommend him to anybody.

Grant Rheuben, I just heard that everything is done with the loan. Just wanted to say thanks again for everything you've done to help me get the loan arranged. You made the process so painless for me and it was greatly appreciated, especially given the tight timeframe we had to work within. I won't hesistate to do all future financing with you down the line as you are a pleasure to deal with on every level. I will also recommend you to everyone I know. Jamie & Simone, MelbourneThanks Grant Rheuben for all your effort in putting together my short notice loan, even after a little hiccup it all proceeded beautifully. I was able to continue on with my normal life and didnt have to worry at all. Thanks for making my 2nd investment easy. Hopefully in 12-18 months we will talk about our next one.
Samantha James, Melbourne
Grant's product knowledge, drive and determination were of great assistance to us during a difficult property settlement and sale time. Without his attention to detail and willingness to monitor the bank, our settlement would have been delayed due to the bank's clerical errors. We have no hesitation in recommending Grant to others.

Grant Rheuben was referred to me in 2006 by my father, John Edwards. I have found Grant to be eminently knowledgable, professional, friendly and reliable - all essential qualities for a single female embarking on the often daunting process of taking out a first mortgage. Second time around with Grant, this time via X Inc, has been an equally reassuring and confidence-inspiring experience. I have further found Arriahne Worthy most attentive, efficient and professional. Thank you!
Sarah Edwards, Kensington
Grant is pleasant to deal with. Grant organised everything and came with us to the bank to sign docs which we really appreciated.

Grant Rheuben, I thought your service was second to none. You made the whole process so hassle free. I will be recommending you and I will be using you again!
I wish to place on record my sincere thanks and appreciation for the delivery of a finance package recently for our principal place of residence. We encountered some roadblocks along the way which neither of us expected and I want to thank Grant Rheuben for his persistence, patience and follow up in getting the best deal for me and my wife Dot. His communications and progress advice updates were first class - real service in a time when these qualities are unfortunately very rare. I have already recommended his services to others and would be pleased to be a referee for any other potential client seeking financial advice and services.
Just a note of thanks to Money Marketing Management (Grant Rheuben) for helping us take a large step forward in progressing our real estate project. Under very tight time frames you were able to listen to our requirements, assess our options, source the appropriate solution and deliver us what we wanted on our terms. We appreciated your efforts in giving up your Sunday morning to meet with us, fast tracking the application and keeping us informed through the process. It is refreshing dealing with a professional, customer focused team such as Money Marketing Management.
Carolyn and Ivan Cubela, Melbourne

Grant was thorough in his research to set up an appropriate loan structure to suit my needs. The professional advice and attention to detail with preparation of documents and follow through with the same, made the process straight forward and easy to follow. I appreciate the attention given to individual need and it is good to see a personal approach returning to the banking sector.

We were planning on buying just one property then it became two! So we had to make a few alterations and we both felt this was done quickly and efficiently. Grant took his time and explained various scenarios to us and gave us time to digest it and question it.
Brad Bruigom & Caroline Sutherland, Malvern East
I particularly like the consistent and professional attitude and ability that Grant showed. He discussed all the options and then when I understood everything he just did it. None of the small hiccups along the way were a problem for him to resolve. Great work Grant!
Karl Habres, Burwood East
We appreciated Grants attention to detail and ability to be contactable at any time of the day. Organising a home loan can often be stressful, however knowing that Grant had all bases covered, it took away a lot of anxiety.

Grant went above and beyond to make sure our loan was approved and everything was in order, even though we were overseas. Outstanding customer service! We will recommend Grant to all of our friends. Thank you for everything.
Craig & Alicia Tiley, Brighton
I was very happy with the service provided by Grant. His knowledge, professionalism and service were excellent. Grant was able to negotiate on our behalf and ended up saving us a substantial amount of money, reducing our initial quotes by approximately 5% per annum. We are grateful to Grant and would be happy to use him again or recommend his services to anyone.
Barbara Webb, Brighton, Victoria
Grant took the time to explain everything to us until we understood exactly what we were about to enter into. Also, his willingness to see us after hours was a great help.

This document is an acknowledgment of the sincere gratitude which my partner, Beth Gibbeson, and I, Rathish Karthigesu, would like to extend to Mr Grant Rheuben. The decision to buy our first home was made easy after our initial meeting with Grant. The most outstanding aspect of dealing with Grant was that he was a good listener and fully understood what our needs were which reflected on the very smooth process of buying our new home. We found the whole procedure of buying a new home stress free and a very enjoyable experience mainly due to the fact that Grant had made us aware of the many variables and how best they can be managed. He was always contactable and very prompt in the response. It is also important to note the timely follow up and courtesy calls by Arriahne Worthy who kept us updated on the proceedings. We can confidently admit that our dealings with Grant were a very positive one and would have no hesitation in recommending his service to our friends and family.
Rathish Karthigesu & Beth Gibbeson, Melbourne
Grant Rheuben was referred to us by an accountant. Prior to us meeting Grant, we had spoken to our bank regarding commercial property finance and obtained an understanding of how they could assist. From the outset Grant was very professional and efficient. He quickly gained an understanding of the loan finance required and how it needed to be structured. Grant communicated with 3 Banks, including our Bank, and provided us with a table comparing the terms and conditions offered by these 3 Banks. What we discovered was that Grant was able to structure the loan to our requirements and presented a far more competitive offer than what we could source. We had a very strict timeframe and Grant delivered. Our commercial finance application was processed and the moneys were made available within 10 days. Grants professional expertise, hard work and strong relationship with the Bank, enabled all of this to occur. Thank you for making the process so easy. We have no hesitation in using your services in the future and recommending your services.
Dr. Adir Shiffman, Melbourne
Now that our additional working capital has been organised I would like to take this opportunity to thank Grant Rheuben for the many months of work you have put into making this a successful outcome for our Company. I do appreciate the professional way you worked with us and approached the banks on our behalf. With your contacts you were able to get the best outcome for our Company. As you know it has been a big step for our Company, and this line of credit will enable us to expand, move forward and achieve our goals working with this large overseas supplier. Many thanks again.
