The Right Fit Is Important
Since I began mortgage broking, I have learnt a lot about the industry. It is really important to know your clients and work out which lender they will fit. For example, some clients will only bank with the major lenders as they are not comfortable outside this area, whereas other clients may be more rate savvy and are prepared to go with the lender offering the lowest rates.
Also, when rates are advertised as the lowest rates on the market, it does not necessarily mean they represent the best rate, as there are other factors to consider like package fees and break costs.
Knowing where to put your client and working out what is best for their individual needs is more important than the lower rate. The key to dealing with lenders is knowing their products and what the niches are for each lender, so that you can place your client with the correct lender. By dealing with lenders regularly, you get to find out about their turnaround times and how they operate.
I have established good relationships with lender representatives who I can use to speed up the process, if any problems occur.

Know Your Market
Having worked in real estate offices, I know how important it is for buyers to know the market they are looking to buy into. Make sure you have done your research on the property and make sure you are not paying over the market price or over capitalising for the area. I can provide you with the market knowledge you will need to make a more informed decision.

When people come to me with the goal of buying an investment property, I always ask them what they are looking for in an investment property. Are they looking for long term capital growth? Will they get a good rental return? Are they negative gearing? Is it close to public transport, shops and schools? Can they afford the “extras” for incidentals that may arise like repairs and maintenance, or being untenanted for a short period? This qualification has allowed me to increase my knowledge within the mortgage industry and utilise these skills in practice with my clients.
