Where ever possible I arrange pre-approval of finance.This allows my clients to look for properties with confidence, knowing their maximum borrowing capacity as well as providing them with some additional bargaining power when negotiating their property purchase. In addition to providing the initial pre-approval, I constantly review my clients' position to ensure they continue to meet the ever-changing lending criteria and that their pre-approved loan remains the most appropriate for them.

Refinance & Debt Consolidation
Lenders are constantly introducing new loan products which can include very attractive interest rates and fees.
It is for this reason I work with my clients regularly to review their finances to ensure they remain the most appropriate for them. This may mean leaving their facilities as is, approaching their existing lender for a better deal or refinancing to a new lender to obtain a more cost effective finance structure. Additionally when reviewing my client's finances I look at their total debt position, including car loans and credit cards.
If a consolidation is appropriate it is not just a matter of putting all debts into a home loan and paying the minimum payment as this in the long run could be far more expensive (i.e. a 5 year car loan being financed over a 30 year term). The aim of consolidating debt is to make your finances more cost effective and clear debt over the shortest possible period.
Whether it be refinancing or debt consolidation, my clients are always made fully aware of their options and any recommendations are made in their best interest.

In addition to being an accredited residential mortgage broker, I am also an accredited commercial mortgage broker with some 20 years experience in commercial finance.
For my self employed clients this means they have one point of contact for all their finance needs, irrespective of them requiring personal or business finance.
As a result of the GFC there has been significant changes in commercial finance. In particular, lenders have changed their lending requirements and appetite to lend for various purposes. It is therefore very important for commercial borrowers to have access to a lending expert who can source the right finance to meet their requirements. In many cases there may be only 1 or 2 lenders who will provide the finance required and if the proposal is not presented correctly the bank will not provide the required finance.
I had approached my bank to arrange finance to expand my business and build a new house. I had been dealing with this bank for years but they made it all too hard and time consuming. A business associate referred me to Scott. Scott took control of everything, including pre-approval of business finance which has allowed me to expand my business in line with my plans and also the finance to build our new family home by the beach. Scott looked after the bank whilst I got on with business. Now before I do anything I call Scott. I also refer all my business asociates to Scott.
